The submittal package must be received at lease three days before city council meeting. If the submittal package is not received three days before the meeting, it will be reviewed at the next scheduled City Council Meeting.
AN ORDINANCE WHEREBY THE CITY OF CARL'S CORNER, TEXAS
PASSED A PLAT DEDICATED TO THE CITY A COMPREHENSIVE ZONING ORDINANCE
WHEREAS, the City ofCar1's Corner, hereinafter referred to as the "CITY" adopted and approved Ordnance 20 on July 13, 2002, which accepted the plat submitted by the Mayor, to be known at the Zoning Plat. As attached.
ZONING DISTRICT SUMMARY
SECTION ONE
Residential Zoning Districts.
l. Estate: Single family detached dwellings on minimum 43,560 sq. ft. lots; church; Specific Use Per-nut required for day care facility; Bed and breakfast Inn.
2. Residential: Sigle family detached dwellings on minimum 43,560 sq. ft. foot lots, school; parks, churches; utility distribution Imes.
3. Townhouse: All non-residential uses permitted as the Estate uses.
4. Duplex: Duplex dwellings on minimum 60,000 sq. ft. lots the density and building types primarily for transition from areas of lower density; townhouses allowed, Specific Use Permit required for day care facility; bed and breakfast Inn.
5. Mobile homes shall not exceed 10 years. (Amended 2025-04-10)
SECTION TWO
Commercial Zoning Districts
l. Office Service: Office for a doctor, dentist, attorney, architect, CPA, engineer, psychologist, chiropractor, podiatrist; general business once not offering on-premise sale, rental, or repair of goods, veterinarian clinic; mortgage banking company; optometrist office; day care center; church, bed and breakfast Inn, public/private school; and customarily Incidental uses.
2. Neighborhood Service. All uses permitted m Office Service plus,
Convenience store; supermarket; beauty shop; dry cleaning and laundry service; rental store; health studio; drugstore; florist; nursing home; restaurant with or drive-in service or on-site consumption of alcoholic beverage; private vocational schools; pet shop - indoor only; and auto parts accessory sales and service.
3. Community Service: All uses permitted m Neighborhood Service except for bed and breakfast inn, plus: Car wash, bank savings and loan, custom craft work; building landscape materials, and lumber sales; wholesale supply business; teen club, hospital; garment cleaners, garden shop; greenhouse or nursery; restaurant with drive-in/pick-up service With consumption of alcoholic beverages; theater; hotel or motel; indoor retail sales; Inside recreation uses; Specific Use Permit required for nightclubs and scientific research labs
4 Business: All uses permitted m Community Service plus: Motor vehicle sales and rental; muffler shop, minor motor vehicle repair garage, trade school; pawn shop, trader park, pet shop ( no out e runs), medical or scientific research lab; warehouse; recreation uses; and package liquor stores.
SECTION THREE
Light Industrial: All uses permitted Business (except day care and nursing homes), plus: Contractor's plant; electrical component assembly; manufacturing shop and storage yard, bars; heaw machinery sales and storage; kennel with outside runs; hospital; vetermary hospital; outside storage with conditions; adult entertainment; used motor vehicle pans; auto body paint shop; collision services and dismantling; small appliance manufacture; warehouse or distribution center; machine or weldmg shop; commercial stable newspaper and commercial prmtmg; salvage or reclamation of products (Indoor); spray pamtmg or mot r vehicle conversion, Specific User Permit required for schools, Gammmg (when approved); Prrsons (state, priv e or federal); and day care facility
SECTION FOUR
Industrial Manufacturing: All uses permitted in Light Industrial (except hospitals) plus; Manufacture of wood, paper, and plast1C products, pamts, oils, pharmaceuticals, cosmetics, petroleum, and other chemical products; manufacture of ammal food, cannmg or bottlmg of food or beverages for human consumption, manufacture of textiles, furmture, and cabinets; wholesale storage; tire recappmg; manufacture of motorcycles, cars, manufactured homes, and arrplancs; foundry;
SECTION FIVE
Agriculture: Farm, ranch, plant nursery; other agricultural uses; public and private schools; parks; churches, and single-family dwellings on minimum five-acre tract.
SECTION SIX
Transitional Overlay: Allows for a relaxation of setback requirements for targeted non-residential redevelopment m close proximity to existing residential uses.
SECTION SEVEN
Planned Development: Any residential or non-residential uses allowed within the City shall be permitted under th1S zoning. Specific permitted uses for each planned development will be determined at the tune the district is approved.
SECTION EIGHT
Landmark Preservation Overlay: Intended to protect and preserve those buildings, structure Site, and areas of historical or cultural Importance.
SECTION NINE
Busmess Park Overlay: Special use and development standards are applied m this dtstnct to promote highquality, high-intensity, mixed use development m close proxnmty to controlled access freeways and other appropnate locations throughout the City
SECTION TEN
Festival: Recreation and/or entertamment facilities mcludmg, Amusement park, mght club, movie theater, park, general retail, restaurant, hotel/motel, general busmess offce, farmer's market, parking facilities, and gasolene sales with associated convemence store. Out door concerts such as the Wilhe Nelson concert.
SECTION ELEVEN
Downtown Busmess: Offce, specialized retail, Institutional, cultural and multi-family Including. Theater, restaurant, night club, open air vending, general busmess office, farmer's market, parking facilities, gasoline sales with associated convemence store, bed and breakfast, hotel, Side walk café, antique shop, copy center, business school, cleanmg laundry Specific Use Permit required for restaurant drive-through, multi-family, and farmer's market.
SECTION. TWELVEsome uses allowed m this district require a Specific Use Permit.
SECTION THIRTEEN
That if any provision of this ordmance shall be held to be Invalid or unconstitutional, the remamder of such ordinance shall contmue m full force and effect the same as If such mvalld or unconstitutional provision had never been a part hereof.
SECTION FOURTEEN
That it is the Intention of the Board of Alder Persons and is hereby ordamed that the provisions of this ordinance shall become and be a part of the Code of Ordinances of the City of Carl's Corner, Texas and that sections of this ordmance may be renumbered or re lettered to accomplish such Intention.
SECTION FIFTEEN
That it is hereby officially found and determmed that the meeting at which this ordmance IS passed is open to the public as required by law and that public notice of the time, place, and purpose of said meeting was given as required.
ZONING AMENDMENT
WHEREAS, SECTION ONE #5. READS: No mobile home shall be more than 10 yrs old.
